Plans revealed for $55m two-tower co-living development at ‘underutilised’ Hay Street site

Plans for a $55 million, 19‑storey mixed‑use complex have been unveiled on a formerly under‑utilised corner of Hay Street in West Perth. The scheme will replace a modest office block with two towers offering 223 fully‑furnished co‑living units, a four‑storey podium and a 97 sqm art gallery that faces the street.

Designed by Cameron Chisholm Nicol with engineering by SLR Consulting, the development stacks private studio‑type apartments atop shared kitchens, lounges, co‑working spaces, a gym, sauna and rooftop terraces. The gallery and events space are positioned to activate the streetscape, inviting both residents and passers‑by into a rotating programme of exhibitions.

The co‑living model targets a diverse cohort – from young professionals and recent graduates to essential workers and international arrivals – offering leases of up to three years and the option to tailor terms. Communal amenities are framed as a modern response to shifting urban lifestyles, encouraging social connection while maintaining the privacy of private kitchenettes and bathrooms.

Situated just a kilometre from the CBD and a short walk from City West station, the project promises improved pedestrian safety by rerouting vehicle access and includes electric‑vehicle car‑share bays and bicycle parking. Proximity to the heritage‑listed Ross Memorial Church is retained, with the impact assessment deeming the development’s effect on the historic site negligible.
